Contractors often advertise and contract for re-roofs (a roof added to an existing layer of roof). In our opinion, this is a terrible investment for the homeowner. A re-roof does nothing for the winter ice and water leak potential into your home.
We do not contract re-roofs! Those who do know that this is a good money maker for their companies, but it is not an effective solution. Read the fine print on a re-roof contract and you will usually notice they are not responsible for winter time water backup, which entirely defeats the purpose of your investment.
Another problem we often encounter is ventilation related. Winter ice and water backup is a problem here in the Northeast and proper roof ventilation is critical to ensure ice buildup is minimal. This is often overlooked when re-roofs are installed. In our region, ice and water shield in strategic areas of the roof is critical. This can never be applied while installing a roof on a roof, aka, a re-roof.
Companies that advertise a re-roof for your home as a complete new roof aren't looking out for your best financial interest and / or don't even know the difference between the two. Companies often advertise themselves as "very good re-roof companies," but this does not reflect the industry reality or the winter time abuse on the roof.
Usually, a homeowner will have to spend money to fix the "inexpensive roofer" sooner than later. You cannot receive a great product for your money with second rate materials and cheap labor.
We suggest, and only contract for, complete tear-offs to your wood deck. This is the only way to ensure proper ice and water shield installation, to assess the condition of any damages to the current wood decking of the home, to ensure step flashing is in good shape at all critical areas, and to solve any lack of ventilation issues.
It's bad enough when a roof leaks in heavy summer rain, but winter leak potential should be any homeowner's primary concern; that is when most damage really occurs. Also, the longer an outdated roof remains on your home, the more wood and structural damage is likely to occur, increasing the project cost. 5. Remember you get what you pay for. Be suspicious of extra-low bids.
6. Hold a pre-construction meeting to go over all that will be done so you're fully educated.
